    They are doing the gardens first... the housing will all be at the old Festival Hall/car park end of the IGF site.

    Extracts from the council meeting minutes...
    3.1. In the current market Langtree are not proposing to take forward the
    residential development at the present time. They remain, however,
    keen to progress the scheme as a whole and have been exploring
    how the development of the new waterfront park can be delivered in
    advance of an upturn in the residential market that was intended to
    fund it. It should be noted that, in any case, the residential
    development was always intended to be phased over a 15 year build
    period.

    3.4. Langtree are still committed to building out the residential
    development once market conditions improve and indeed they will
    only be able to recoup the considerable costs they have incurred on
    this site to date by doing so. At that stage the NWDA grant would be
    clawed back and would be available for reinvestment in other
    projects.

    Yeah will be good to see the gardens in public use again instead of the vandals who are using the site at the moment!

    Default Tree Preservation Order

    The council has put a Tree Preservation Order on a large number of trees around the Riverside Drive/Promenade Gardens area.

    If you start at the roundabout where the festival dome used to be it's all the trees between Riverside Drive and Floral Wood going all the way along to Ellerman Road. Then the thinner strip of trees between Promenade Gardens, The Bulrushes Orchid Grove and Glendale Close Shorefields Village. Going up as far as opposite Thistledown Close. Also covered are the trees between Floral Wood and Cottonwood.

    The reason given is that

    This site was considered for protection back in 1999 but due to staffing issues at the time it was not made. This woodland is considered to be of great amenity value making a valid contribution to the character of the surrounding area. There have recently been several enquiries made relating to the protected status of these trees. Protecting them with a Tree Preservation Order will insure that they will be managed correctly to ensure their long term retention and health"

    Thanks for that Brian. I weren't here then, off doing me voodoo. Tragic waste of a resource, why was it left to go to ruin. That woulda made a nice park.
