Unity set for record rents
AN INTERNATIONAL conglomerate is one the verge of becoming the first occupant of Liverpool’s most expensive office block.
Number 20 Chapel Street, part of the £65m Unity Development in the heart of the business quarter, has finally been completed.
Lawyers for London-based developers Rumford Investments are now holding talks with potential tenants that will see record rental levels for Liverpool being achieved.
The first occupant will be a major company with offices in every continent, already present in Liverpool, but looking to expand into bigger premises.
And it is likely to mean that Grade A rents – the level the property world normally expects in London – will be generated in the development, which has 150,000 square feet of floor space.
Mike Stares, director of Rumford Investments, told invited guests to the opening of the building yesterday: “This building is a milestone for Liverpool. People were sceptical when we first announced our plans, but we came here and we have delivered.
“We have shown a commitment to Liverpool, so much so that we are currently looking at other development opportunities in the Merseyside area. We do have a lot of space and we will be making announcements about the first occupants within the next few weeks. This is a fantastic building, something we have created for the future of the city.”
Jim Gill, chief executive of city centre regeneration company Liverpool Vision, described the Unity development as iconic.
“This development makes a landmark statement for Liverpool. It has not been easy for Rumford to make such a commercial commitment to Liverpool because the economics of the city were very different even five years ago when this scheme first emerged. Now, with its completion, it is making a bold statement about the city of today. With 150,000 sq ft of speculative office space it also represents a major statement, providing a building that would stand proud in Canary Wharf or Manchester.
“We have not had a Grade A property in Liverpool to let. and now we have something we can use to show people beyond the city what we have here.”
