LOOKING up at the city centre skyline it is impossible to miss the myriad of cranes that now dominate the view - what an impact winning the European Capital of Culture for 2008 has had for Liverpool.

The number and breadth of building projects now under way is almost overwhelming.

The most eye-catching from the top of Paradise Street multi-storey car park is the £850m Grosvenor scheme which is truly massive.

This combined with the Met Quarter scheme will put Liverpool right back on the map in terms of offering a quality retail shopping and leisure experience.

It doesn't just stop at retail, there are a number of new office schemes currently in progress: work is now under way on a 300,000 sq ft St Paul's Square scheme and the 144,000 sq ft City Square development is now nearing completion.

Tie this in with the £60m Rumford Development, which offers a mix of 16 storey offices and a 27-storey residential tower, you can see that words such as "renaissance" and "regeneration" are not misplaced in the city centre.

Demand for residential development is still strong - the 26 storey Alexandra Tower and the City Lofts development down at Princes Dock are evidence enough. The latter projects are just two of a number of schemes at Princes Dock and Kings Dock. Also under construction is a new Malmaison Hotel and work has begun on an arena and conference centre which are due to be completed prior to 2008, with two hotels and a further 1,800 apartments, offices and shops to be constructed starting post-2008.

Much has been said about the state of the hotel market in Liverpool with endless comments about occupation rates. However, the industry has remained bullish throughout and this is borne out by the fact that for the annual Mathew Street Festival at the end of August, all the hotels in the city were fully booked.

It is an exciting time, not only for the property specialist in our department but also for our planning, construction and environmental teams who are all involved in the projects that are literally rising out of the ground before our very eyes.

I love the new beetham. Are you going on the Unity tour next week?

BTW - WATERFRONT planners are ordering new buildings be raised above the river as they prepare for global warming.

Sea levels around Liverpool have risen by 6cm in the last 50 years and could swell by another 67cm by 2080.

And plans are already being laid to prepare for knock-on effects in the Mersey.

Liverpool's waterfront is going through a renaissance, with patches of land next to the Mersey the target for big-money building firms.

Work is already under way at Kings Dock, while Princes Dock and Mann Island are both earmarked for expensive projects.

But Environment Agency experts are telling developers to raise buildings above the water level to avoid risk of widespread flooding.

Hi-tech equipment has identified more areas at risk of flooding, and rules and regulations are more strict than ever before. continues (http://icliverpool.icnetwork.co.uk/0100news/0100regionalnews/tm_objectid=17217302%26method=full%26siteid=50061% 26page=2%26headline=high%2dtide-name_page.html)...

As it changes so its fame will remain.

The city skyline is famous only because people are interested in what goes on here, so it is used as a backdrop to report on other events. If we stop doing things then people will forget the buildings.... if we continue doing things then some of this will create sufficient value to lead to changes in the skyline.

Here's a complete pano of our skyline, the towers on Kings Dock have just gone into planning so hopefully they'll be approved soon,Central Village has been approved and doesn't feature on this render so that's to be added to this and also an application has just gone in for a tower in the Baltic Triangle for a 22 storey tower. As if that wasn't enough an application has just gone in for site 3A on Princes Dock(next to city lofts) for a 36 storey tower so things are really looking up.:celb (23):

Keep on seeing all these great renders on the forum of the city's skyline from the river - something I rarely see in reality. My daily view of the city's skyline is from the opposite direction as I wander down Erskine St. and Islington each morning. Anbody able to show us what the view over the city from the Low Hill direction is going to look like.

Paul D
07-12-2006, 05:28 PM
A lot of the towers aren't complete so maybe that's why your not seeing any pictures of it from Low Hill yet and the renders we have are off the Kings Dock website so they're only interested in showing the skyline from the Waterfront.

THIS is the first glimpse of Liverpool’s dramatic waterfront as it will look from 2008. New additions to the skyline include the arena and exhibition centre at Kings Dock, the Mann Island developments, as well as a collection of towering skyscrapers.

It all fits in with the city’s image to stake its claim to be a premier European city.

From the left the computer-generated picture shows the area around Princes Dock and the rapidly changing business quarter centred on Old Hall Street. The cluster of skyscrapers, including the 40-storey Beetham West Tower, currently under way, gives a mini-Manhattan feel to the area.

It includes the new Central Village development at the rear of Central Station, as well as the new tower that will replace Concourse House in Lime Street.

The two cathedrals as well as the Radio City Tower are still favourites along the skyline of the future.

Liverpool Vision Chief Executive Jim Gill said: “This new image gives us a glimpse into how Liverpool’s world-famous waterfront will look in the years ahead.

“We are now seeing the positive impact of the regeneration programme on the city centre skyline. It’s pleasing that all the schemes featured in the new image are now well under way or due to start before the end of the year.”

Liverpool City Council leader Warren Bradley, said: “Anybody questioning our aspirations to be a premier European city should look at the changes along our waterfront. They are dramatic and show a city brimming with confidence about its future.

“More importantly the new additions to our skyline represent tens of millions of pounds on investment, as well as confidence in Liverpool from the private sector. The marvellous Three Graces at the Pier Head remain the centrepiece and are rightfully respected in the emerging waterfront. People returning to Liverpool in 2007 and our culture year in 2008 will hardly believe their eyes when they see the transformation.”

Martin King, director of tourism at the Mersey Partnership, said: “This is a glimpse of how Liverpool will look as a truly world-class waterfront city.

“Liverpool's waterfront has always been a famous landmark. Our Three Graces represent the city's rich mercantile and mari- time history, and have contributed enormously to our Unesco World Heritage Site status.

“Now, like so much of the city, the waterfront is being transformed by huge new investments and developments which are going to make Merseyside an even more attractive visitor destination.

“The cruise ship berth, the new hotels, the new museum, the new retail and leisure developments and - perhaps most significant of all in terms of its potential - the new Arena and Convention Centre. For everyone involved in our tourism sector, that's a mouth-watering list of new developments.”

When the picture is updated it is likely to show even more changes. It could then show the new buildings approved along the Strand as part of Grosvenor’s £950m Paradise Street project, as well as more tower blocks along Princes Dock. It will also show the new cruise-liner landing stage in front of Princes Dock. That is on target to open next summer.

That's a very good view SD - seeing the buildings from another prospective, ie; the flats at the back of, or should I say - to the side of, 'The Blackie.'
Also the flats and houses by the cathedral. There's a sheltered accomodation there for the elderly Chinese community, it's called 'Chung Kok House' - looking at the picture, I think it's the oval set of buildings .. (there's a blue van parked in the centre).

The gold one is the Royal Insurance Building (http://www.level-two.co.uk/report.php?locname=royalins). Exploring that was a treat and a half. All of it, from the stunning city views in the tower to the air-raid shelter in the basement. I'm annoyed they sealed it up, but on the plus side at least it's safe from vandals...

Yes, I'm very happy, thanks.

I know what you're saying , Kev, but I'm going to need instructions.
I've never managed to link them back.

I don't understand why they can impose such a condition with other people's photos.
I'm paying for a pro account.

I want to do one of these pointing towards the Wirral showing the old Cammell Laird docks, just wondering if you have any tips on what's the best time and method of doing this?

Cheers!
As Kev said it has to be morning early morning..When you are taking picture it is best to have sun behind you...I do at around 5 pm from here then the sun goes low and shinning over buildings...

When you got pictures you can stitch them with many software such as ArcSoft panaroma maker..

Went down to New Ferry Esplinade today...

http://img259.imageshack.us/img259/5962/20070528029iy1.jpg
From here, the Catholic Cathedral is practically hiding behind the Anglican. Not a sight you normally see! Mill View Flats on Mill Street is also visable from here as is the Florrie.

http://img502.imageshack.us/img502/2578/20070528030tv2.jpg
The Pier Head and the surrounding Princes Dock/Beetham developments. Not to sure what the jetty was for, might be something to do with Esso's operations as this is where navigations for the Manchester Ship Canal begin. The Ship is berthed at the other end of the Esplinade at Rock Ferry.

http://img502.imageshack.us/img502/91/20070528030afx9.jpg
A slightly grainy blow up of the previous image. The Malmaison Hotel on the Princes Dock is more noticable here.

http://img511.imageshack.us/img511/4937/20070528031vy2.jpg
This view will be completely different in a year or so as the Herculanium Tower will dominate the skyline. From this angle it is rather evident that it will stick out like a sore thumb givin its proposed size and shape. I know the residents of Shorefields have fought hard to prevent the building of the tower, but I wonder if the residents of New Ferry Esplinade know what's going on? The top of Heysmore Heights can be seen peeping over the horizon.

http://img526.imageshack.us/img526/9814/20070528032vc5.jpg
One last look over to Liverpool City Centre showing the Cathedrals and St Johns Beacon as well as the dockside developments including the marina.

Great views on all pages of this thread people! Good work!

It wasn't at all meant in a nasty way - I've just spent ages correcting a load of pictures I took in Photoshop. I can't take them level for love nor money, despite having a 360 degree spirit level on the tripod head!

Knarsborough Road, Wallasey The Beetham Developments as well as the Catholic Cathedral, part of Unity and St Johns Beacon can all be spotted overlooking this rather normal, suburban side road on the outskirkts of Liscard/Wallasey Village.

Hiya n l.

Yeah you could say Scottie rd is posh
The bottom of Leeds st is situated about 300/400 yards from each mersey tunnel.

http://www.vwlowen.co.uk/wirral/roadtun.htm

To the left of the picture (or south) is the Queensway tunnel which is on the edge (1 minute walk) of the City Centre.
The Kingsway tunnel is to the right of Leeds st again about 300 yards further up Scottie Rd.
