I have a small single bedroom I wish to rent to either a student or a young professional preferably. Kensington area, easy access to city, roads and shops.

But I was renting a flat in Anfield fo £55 a week,this consisted of a Large Living room and Bedroom,small bath room and kitchen.

George there are 2 living rooms 2 bathrooms here and everything is pretty new cause i've just moved in :)

You mean shared ammenities? then wouldn't it be best to say outright whats on offer.

I don't know your circumstances Nick, but I hear nurses are often looking for rooms. Nurses and other public workers on lowish pay often access accommodation via their hospital nursing officer of HR department. This may make the vetting of prospective tenants less of a hap-hazard guessing game.

Don't encourage him - he's probably 'heard stuff about nurses' and might see this as a way of 'finding chicks' - which he has already indicated as a route to a fulfilled life...

Hey Oudie, thanks for the advice. I am just looking around, that's the first time I am renting it and don't really know everything that must be done. But I am not randomizing the search. I think students would be the best fit, I am not necessarily looking for low incoming tenants

Alas, low income workers in vital 'industries' are just the sort of folk that are looking for you. :)
One advantage with housing students is that half the year they wont be around and you will have your home to yourself...unless by that time you are on some list given out to tourists to take advantage of the fact that you will be without income over the summer. ;)

I didn't know there was a list for tourists also. I will remind of that next time! I have just rented it out to a student :)

I have had a quick look for holiday lets/accommodation. All I discovered was a notice that universities let their room over the summer. Once you get used to this whole thing I suppose your best bet would be to check this out locally. Good luck to you (both).

I believe students are due to pay for twelve months if they have an academic year long contract, even when they are leaving in the summer

True, depending on the uni. Student on campus accommodation can cost for the 52 weeks, shared housing-the same, but digs? No I don't think so. [lets not get too ahead of ourselves?] :)
