another cracking place ive explored its just so big, with rumours of it being haunted and used as a temporary morg during the war it only heightened my excitement to see this place

this was a plate to measure the bend in the wall from the stanley dock water pressing on the side of it and i was quite shocked to see the bend in the wall

The developer behind ambitious plans for Liverpool's Stanley Dock should see fresh proposals for the dock's Grade II listed Tobacco Warehouse approved next week.

The north Liverpool dock falls within the city's World Heritage Site but has been derelict for at least 50 years.

Its regeneration became a reality after the area was awarded £25m from the government's Regional Growth Fund last month.

Stanley Dock Properties, owned by Dublin-based Patrick Doherty, has reworked earlier plans that were approved in 2008.

It has reduced the number of apartments from 634 to 335 and made them "live/work units" - suitable for either work or residential use.

They will also be larger with an average size of 1,300 sq ft and will each have a double-height space with a mezzanine floor to counter the low warehouse ceilings.

The amount of office space has increased by 8,000 sq ft to 44,000 sq ft and the firm is also proposing 10,700 sq ft of retail and 9,000 sq ft of restaurants and bars.

There will also be 36,000 sq ft of public exhibition space - an increase of 6,000 sq ft - and 576 car parking spaces, a reduction of 200.

According to planning documents (http://councillors.liverpool.gov.uk/mgConvert2PDF.aspx?ID=88520) the developer believed these changes would make the scheme, "more economically viable in the current climate".

The interim head of planning has recommended it is approved by Liverpool's planning committee when it meets on December 13.

The report states: "The redevelopment of the Stanley Dock would contribute significantly to the regeneration of north Liverpool... granting planning permission and listed building consent for the conversion of the Tobacco Warehouse will be the first step on the way for future regeneration in the surrounding arrea and furthermore that it will encourage the applicanted to bring forward their proposals for the rest of the Stanley Dock complex."

There have been no objections to the plans, although English Heritage is concerned about the style of window proposed and the developer will have to make special arrangements for a pair of peregrine falcons that nest on the site.

The RGF cash was awarded to the North Liverpool City Fringe Employment and Investment programme, which has been developed by economic development company Liverpool Vision, Stanley Dock Properties and community regeneration specialist The Eldonian Group.

The programme is centred on an area between Liverpool's city centre and the new Enterprise Zone planned around Peel Group's Mersey Waters scheme. It is expected to create 1,780 jobs and safeguard a further 2,280 posts.

Thanks for that link Howie, it will be interesting to see how things progress.
One point made in the article which annoyed me was the decision to accommodate the resident bats and falcons within the new development yet the Heritage Market is to be kicked into touch without any thought as to its future location...., Not happy about their priorities at all.

thats the Clarence Graving dock area...
a boxed canvas 4 foot wide print of that sits proudly in Kates office...
its brilliant the way the canvas has turned out... Katie is delighted with it.

That's quite separate Steve. The procrastination caused by UNESCO and them not meeting about this until in the new year to give 'their' decision puts these plans back even further, yet some (very few though) still blame Peel for these delays but cannot see they just want to press ahead. They should lay the blame at the preservation trust, Wayne Colqhoun - 1 person causing a stink and having too much of a voice for one man, stirring it and getting the blocks put on this progress that will actually bring the old back into being again.

I'm also aware of Chinese and Indian investment waiting in the wings but seeing how this goes first. How long will these private investors wait though before thinking of us as backward thinking and placing their wealth elsewhere. We should be grabbibng it with both hands screaming thank you, thank you, thank you.

Haven't posted on here for a while, hope everyone is doing ok... Surely there is more going on than just Mr Colquoun's heritage lobbying? For me it is the council's short sightedness of designating the area around King Edward Street as a tall building zone, and then placing it within the so called buffer zone of the world heritage site!! No wonder we now have a conflict of interests (imo the placement of the Mann Island dev is far worse than anything proposed by Peel). I'm sure the whs status has provided Liverpool with extra tourists, but it seems it is now no longer fit for purpose imo.

After all the scepticism we have had about Peel's intentions over the last few years, it's time to get behind them as they seem to have got sufficient interest for the scheme to become viable. I guess one good thing about this is that if it is called in to central gov, Cameron's cronies will not want to be seen as ones to stifle economic growth and so the scheme may come out of this fairly unaltered. We'll see...

Last day of trading today in the market,they hope to have the new Sunday market up and running in 2 months.
I don`t think it will be as patronised as the old one used to be awhile back.
